This isn’t like any neighborhood list you’ve seen before. Check out my best recommendations and cautions for neighborhoods around the Pikes Peak Region.
Old Colorado City

OCC is home to my favorite brewery, Cerberus. They smoke their own meat, and you gotta get the reuben rolls.
The Farmers Market takes place every Saturday in Bancroft Park through the summer. Produce vendors and my personal favorite, Springs Bagel Company all roll out their goods.
The best Italian restaurant in town, Paravicini’s is located towards the West end of Colorado. My wife and I frequent the restaurant for special occasions and always enjoy seeing their staff and the infamous owner, Franko!
Story Coffee is a great spot to stop for a cup of Joe and enjoy the art studios attached to the back of the shop.

The city desperately needs to reduce the four lanes of traffic on the main drag down to two and add bike lanes. You take your life into your own hands if you try and park on Colorado Blvd. and get out while traffic is flying by. Oh, and this is a hot spot for tourists, so expect extra people and traffic during the summer months.
Historic vibes. Incredible restaurants. Homes with character.
Downtown
The heartbeat of the city with dining, boutique shopping, and unbeatably charming homes.

My wife and I used to live Downtown until we moved to Cheyenne Canyon. We loved the charm and character of the old Craftsman and Victorian homes and being walking distance to amazing coffee shops - some of our favorites are Blckmgc (in the Mining Exchange), Switchback Coffee on Institute, and Loyal Coffee on Nevada.
Weidner Field is hands down one of the best additions to Downtown. While I am not a huge soccer fan, Switchback FC has done a phenomenal job of promoting their team and making the games fun for fans of all ages.
Don’t miss Zocalos’ amazing street tacos, and if you’re lucky, some Mariachi music. The owners are amazing people and have created such a beautiful restaurant.
Patty Jewett is a neighborhood in Downtown that is home to the oldest golf course east of the Mississippi, well it’s technically the 7th oldest, but the oldest sounds better. You will see my family and I spending a lot of time on this course. It is hands down one of my favorite places in Colorado Springs. They have great food, golf, and spectacular views of Pikes Peak from the clubhouse and patio. Make no mistake though, this isn’t the Country Club, this is the course of the everyday American just trying to let one rip high and right down the out of bounds.

Old North End

One of our favorite events in Old North End has to be Halloween. Thousands of locals descend on the neighborhood for the most ideal/nostalgic trick-or-treating in town. The neighborhood goes all out, and there are even haunted houses and boozy cider for the adults.
Adjacent to the Old North End is one of my favorite parks, Monument Valley Park. It has pickleball courts, playgrounds, and picturesque terrain/trails throughout. There’s also an amazing pond and garden tucked right along the river.
Just north of the tracks, you’ll find one of my favorite local spots, the Lincoln Center. Packed with local favorites like Goat Patch Brewing, Building 3 Coffee, and great food trucks.

It is pricey! You’re going to need a good chunk of cheddar to buy one of these amazing Victorians.
The most picturesque turn-of-the-century mansions chalked with history, mature trees, and beautiful walking trails.
Cheyenne Canyon
Live in the foothills of Cheyenne Mountain next door to the best hiking, biking, and wildlife watching in town.

This neighborhood is our current stomping grounds. We live along the creek in Cheyenne Canyon, and my wife and I LOVE it! Find your peace and quiet here.
Stratton Open Space is a popular hiking and recreation area, not to mention the amazing trails through Cheyenne Canyon, which lead to waterfalls and haunted tunnels.
Best school district in town, wait I mean in the STATE, District 12! Woot Woot!
We love going to Sacred Grounds Cafe, a lovely local spot on your way up the Canyon. Their back patio is so peaceful and occasionally they’ll have live music in the summers. You have to grab a slice of their butter cake, unreal.

You’ll need to spend a couple of Benjamins to purchase a truly bear-proof can. There are a ton of Bears in the neighborhood, which is cool, but also a bit of a downer when you have to pick up stinky trash they got into overnight. Did I mention there are bobcats and apparently a mountain lion in the area?
Briargate
Suburbia filled with open spaces and all of the shopping and dining you desire!

This is a popular spot with young families that has all of the shopping and chain restaurant amenities next to great highway access.

You might feel lost in the maze of planned developments.
Northgate
Find convenience and quiet at the edge of Colorado Springs.

This fast growing area is home to new builds galore. Find all of the convenience of the shiniest medical offices, shopping, and dining in town. Plus a highly sought after school district!
Work in Denver? This neighborhood also puts you much closer to your office than anywhere else in the Springs.

Suburbia isn't for everyone. You might feel disconnected to the heart of the city. Some people like to say that this is a totally different town!
Palmer Park
Vibrant, established community next door to UCCS and phenomenal hiking and biking.

Location, location, location! Centrally located in Colorado Springs, you're not more than ten minutes away from anything you want to do.
Mom and pop and chain shopping plazas? Check.
Paved trail access and the massive Palmer Park Open Space? Check.
Large homes and starter homes? Check.

While some neighborhoods in Palmer Park allow for peace and quiet, the many main drags running across neighborhoods might mean too much hustle and bustle for some buyers.
Security/Fountain/Fort Carson
A wide range of shopping, restaurants, and homes designed to serve military families.

These cities have a small town feel but are still close to all of the shopping and dining amenities a person could need.
Home prices also remain pretty reasonable, as military members and families are often moving in and out.
Speaking of, for those stationed at Fort Carson, you can't beat the commute!

Because these towns are heavily populated by military personnel, there can be a lot of churn in who is moving in and out.
Manitou Springs
A distinctly mountain town with tons of charm, history, and trail access.

Festivals! Boutiques! Quirky shops! Fun restaurants! Challenging trails!
Manitou is a phenomenal spot for the independent spirit.

For all of the reasons people live in and love Manitou Springs, tourists flock to the city all year round. You might find your peace and quiet disturbed frequently, despite being right in the mountains.
Monument/Palmer Lake
Mountain living with easy access to Colorado’s two largest cities.

There are some true hidden gem hiking spots in this area! Plus, some of the best water recreation spots and views that can be hard to find in Colorado Springs.
Monument and Palmer Lake are also located at the northern edge of El Paso County, so if you're commuting to Denver, this area will save you some sanity.
And if you love shopping, the Castle Rock Outlets aren't far away!

You pay a hefty price tag for small town living.
Teller County
Nature-lovers and aspiring ranchers feel right at home in this gateway to the mountains.

Due west of Colorado Springs, Teller County puts you right in the heart of the Front Range and even closer to world-class skiing.
Sportsmen will love the space and opportunities for hunting and fishing. Many properties even have access to private trail and water access.

If you're looking for convenient access to shopping and dining, this is not the place for you. The winter can also be significantly more difficult than in Colorado Springs due to the higher elevation. Be prepared!
